What is my house worth in Kingaroy?

Oct 8
5 min read

Your Kingaroy house is worth what a buyer will pay for it in today's market, and the best guide to that is recent sales of similar homes nearby. For context, the Kingaroy median house price was $581,500 over the 12 months to June 2026 (Your Investment Property, CoreLogic data), but your home could sit well above or below that. For a figure you can plan around, get a free market appraisal from me, or a formal valuation from a registered valuer if a bank or court needs one.

Most owners already have three or four different "values" for their home, and they hardly ever line up. Below is what each one measures, and why the gaps are so big in the South Burnett right now.

Why do I have four different numbers for my house?

Because each one answers a different question.

Number

Who produces it

What it measures

Best used for

Land valuation

Queensland Valuer-General

The land only, as at a set date

Council rates and land tax

Online estimate

Automated models on property websites

A computer estimate from past sales data

A rough starting point

Market appraisal

A local agent like me, free

The likely selling price now, backed by comparable sales

Deciding whether and how to sell

Formal valuation

A registered valuer, for a fee

A defensible value for a specific purpose

Lending, family law, estates, tax

When someone says "the council says my place is worth $90,000," they're quoting the first one. When a buyer's bank comes back lower than the contract price, that's the fourth. Neither is wrong. They're just measuring different things.

Why is my land valuation so much lower than my house price?

The Valuer-General values the land only. Houses, sheds, fences, and pools are left out (qld.gov.au). It also values as at a fixed date, which can be well behind the market.

The South Burnett was last revalued in 2025. Those valuations used a date of valuation of 1 October 2024 and took effect on 30 June 2025 (qld.gov.au). The council area was not among the 15 areas revalued in 2026, so the 2025 figures still apply to this year's rates.

The 2025 revaluation was large. The total value of land across the South Burnett Regional Council area rose 54.2% (qld.gov.au, Past trends in land valuations). Median residential land values reported from the Valuer-General's figures were:

So a Kingaroy house on a block with a $90,000 land value can easily sell for six times that. The gap is the house, the improvements, and nearly two years of market movement since October 2024.

Are online estimates accurate in Kingaroy?

They're a reasonable place to start, and I have one on my own site. But they can't walk through your house.

A simple example shows how much the methods differ. For Kingaroy houses, Your Investment Property (CoreLogic data) reported a median sale price of $581,500 for the 12 months to June 2026. OnTheHouse, another Cotality service, showed a median house value of $617,510 as at 31 August 2026. One is based on what sold over a year. The other is a modelled value of all houses at a point in time. Both are useful, and they still differ by about $36,000.

Automated models struggle most with the things that make South Burnett homes different from each other:

  • block size and how much of the land you can actually use, especially on the edge of town

  • sheds, side access, and parking for trailers or machinery

  • water tanks, solar, and other improvements that aren't in sales records

  • condition and renovations since the last sale

  • the street and position, including views and noise

What does a market appraisal look at?

When I appraise a home in Kingaroy, Nanango, or Wondai, I look at:

  1. Comparable sales. Recent sales of similar homes nearby, adjusted for land, size, and condition. I'll show you which sales I used.

  2. Current competition. What a buyer could buy instead this week at a similar price.

  3. The land. Size, shape, slope, access, and how much of it you can actually use.

  4. The house. Condition, layout, bedrooms and bathrooms, and anything a building inspector is likely to flag.

  5. Outdoor extras. Sheds, carports, tanks, solar, and fencing, which local buyers ask about early.

  6. Buyer demand. How quickly similar homes are selling. Kingaroy houses averaged 18 days on market over the 12 months to June 2026, against 28 in Nanango and 44 in Wondai (Your Investment Property, CoreLogic data).

You should come away with a price range, the evidence behind it, and an idea of what could move it up or down. If the range doesn't come with sales evidence, ask for it.

When do I need a registered valuer instead?

Get a formal valuation from a registered valuer when the number has to stand up for someone else: a lender, a family law settlement, a deceased estate, a transfer between family members, or a tax matter. Valuers charge a fee. Their report is written for that purpose. For deciding whether to sell, and at what price, a free appraisal is usually the right tool.

Can I use my land valuation to argue my rates down?

Only the land valuation affects your rates, and only through the formal objection process. The objection period for the 2025 South Burnett valuations closed on 26 May 2025 (southburnett.com.au, 27 March 2025). A market appraisal of your house won't change your rates, and your rates won't tell you what your house would sell for.
