What first home buyer grants and concessions apply in Kingaroy?
Updated: 1 day ago
If you're buying your first home in Kingaroy or the South Burnett, three schemes matter most: Queensland's $30,000 First Home Owner Grant for eligible new homes under $750,000, Queensland's first home transfer duty concessions (which can bring duty to $0), and the Australian Government 5% Deposit Scheme. The grant doesn't apply to established homes, but the duty concession does. Check each scheme's rules with Queensland Revenue Office and Housing Australia before you rely on them.
Most Kingaroy buyers in 2026 are looking at established homes, so start with the duty concession and the deposit scheme. The grant only comes into it if you're buying or building a brand-new home.
What's the difference between the grant and the duty concession?
Scheme | Who runs it | What it does | Applies to |
First Home Owner Grant | Queensland Revenue Office | Pays $30,000 toward a new home (or $15,000 for older contracts) | New homes only, valued under $750,000 including land |
First home transfer duty concession | Queensland Revenue Office | Reduces or removes stamp duty | Established homes under $800,000; new homes and vacant residential land with their own rules |
Australian Government 5% Deposit Scheme | Housing Australia, through participating lenders | Lets eligible buyers buy with a 5% deposit, without lenders mortgage insurance | New or existing homes under the location's price cap |
You can claim both the grant and a duty concession on a new home, but each scheme has its own eligibility and residency rules (qld.gov.au; QRO). Don't assume one set of rules covers both.
How does the $30,000 First Home Owner Grant work?
The grant applies only to new homes: a house, unit, or townhouse that has never been lived in or sold as a place of residence, or a home you build as an owner-builder. There's no grant for established homes (qld.gov.au).
The main rules, as published by QRO and qld.gov.au (checked 6 October 2026):
The grant is $30,000 for eligible contracts signed on or after 20 November 2023, and that amount continues for contracts signed from 1 July 2026 (qld.gov.au, last updated 30 June 2026).
The new home must be valued at less than $750,000, including land and any contract variations.
You must move in within one year of completion and live there continuously for six months.
Applicants must also meet QRO's citizenship or residency test and its rules about previous home ownership. Check them on the QRO eligibility page before you sign.
In Kingaroy terms, a new house under $750,000 is realistic. For comparison, the Kingaroy median for all houses (mostly established) was $581,500 over the 12 months to June 2026 (Your Investment Property, CoreLogic data). If you're looking at a house-and-land package or a build, check the total price, including variations, against the $750,000 cap.
How much stamp duty will a first home buyer pay?
For an established first home, agreements entered into on or after 9 June 2024:
Home value | Duty payable (first home concession) |
$700,000 or less | $0 |
$730,000 | $6,555 |
$800,000 or more | Home concession only (for example $21,850 at $800,000) |

For a new home or residential vacant land bought as a first home under agreements from 1 May 2025, a full duty concession applies with no value cap on the residential part (QRO). Duty still applies to any non-residential part of mixed-use land.
From 1 August 2026, to claim a first home concession you must be an Australian citizen, permanent resident, or specified foreign retiree at the time of the agreement (QRO). That rule doesn't apply to agreements entered into before that date.
You must move into the home within one year of settlement and meet the occupancy rules. If you rent the whole home out before you move in, or within the first year after, you can trigger a reassessment.
How does the Australian Government 5% Deposit Scheme help?
From 1 October 2025 the Home Guarantee Scheme became the Australian Government 5% Deposit Scheme. Eligible first home buyers can buy with a minimum 5% deposit through a participating lender, without lenders mortgage insurance, and without an income cap or place limit (Housing Australia).
The price cap for Queensland is:
$1,000,000 in capital cities and regional centres (the Queensland regional centres listed are the Gold Coast and the Sunshine Coast)
$700,000 in other areas of Queensland
Kingaroy and the rest of the South Burnett fall under "other areas", so the cap is $700,000. Both the purchase price and the lender's assessed value must be at or under the cap (firsthomebuyers.gov.au, Property Price Caps). Use the postcode search tool. Then confirm with your lender.
At the Kingaroy median of $581,500, a 5% deposit is $29,075. A 20% deposit on the same price would be $116,300. The scheme can be the difference between waiting a good few years and buying now. You still need to service the larger loan, though.
What if you're a single parent?
Single parents and single legal guardians have their own version of the scheme, often still called the Family Home Guarantee. You can buy with a minimum 2% deposit, and there's no lenders mortgage insurance. You need to be single (separated but not divorced doesn't count), at least 18, an Australian citizen or permanent resident, and the parent or legal guardian of at least one dependent child. You don't have to be a first home buyer, but you can't own any other property once the new home settles. You apply on your own, and it has to be a home you'll live in.
There's no income cap or place limit, and the same $700,000 price cap applies in Kingaroy. At the Kingaroy median of $581,500, a 2% deposit is $11,630. Talk to a participating lender or a broker to see if you qualify (firsthomebuyers.gov.au).
Worked example: buying a $580,000 established house in Kingaroy
Assume you're an eligible Australian citizen, buying an established house for $580,000 as your first home, and living in it.
Item | Amount | Notes |
Purchase price | $580,000 | Below Kingaroy median ($581,500) |
First Home Owner Grant | $0 | Established homes aren't eligible |
Transfer duty | $0 | First home concession on homes at $700,000 or less |
Deposit under the 5% Deposit Scheme | $29,000 | 5% of $580,000; confirm with your lender |
Deposit without the scheme (20%) | $116,000 | Typical full deposit if LMI is to be avoided |
Legal and conveyancing | Get a quote | Varies by firm |
Building and pest inspection | Get a quote | Strongly recommended |
Compared with an investor buying the same house, you'd also skip the investor transfer duty of about $19,125 (general rates at $580,000). The numbers change if the home is brand new, if you buy vacant land, or if two buyers share the title and only one qualifies. Run the QRO estimator, and talk to your lender before you make an offer.
What else should first home buyers in the South Burnett check?
Eligibility dates. The duty citizenship rule from 1 August 2026, and the grant's occupancy rules, both turn on dates.
The right town for your budget. Wondai's median was $492,500 over the same period. See What $400k, $600k, or $800k buys in the South Burnett.
Condition. A cheaper home that needs a new roof can wipe out the grant and the duty saving. Set aside enough for a proper inspection.
Advice. Your solicitor handles the duty claim. Your lender or broker handles the deposit scheme. QRO handles the grant application.
