What does $400k, $600k, or $800k buy in the South Burnett?

5 min read

On the latest figures, $400,000 sits below the median house price in Kingaroy, Nanango, and Wondai, $600,000 sits just above all three, and $800,000 puts you well into the upper part of each market. Over the 12 months to June 2026, median house prices were $581,500 in Kingaroy, $570,000 in Nanango, and $492,500 in Wondai (Your Investment Property, CoreLogic data). Half the houses in each town sold for less than its median, and half for more.

Medians are a starting point, not a shopping list. Below I've set out what each budget means town by town, how much choice you'll have, and the stamp duty you'd pay at each level, all from dated public data.

How do Kingaroy, Nanango, and Wondai compare right now?

The "houses sold" column matters as much as the price. Kingaroy turned over 254 houses in a year, which means more choice at any budget. Wondai's 60 sales means you might wait a few weeks for the right one to come up.

What does $400,000 get you?

At $400,000 you're under the median in every town, so you're looking at the lower half of each market.

  • Wondai: $92,500 under the median. Of the three towns, this is where the budget stretches furthest, but expect to compromise on size, condition, or land.

  • Kingaroy and Nanango: well under the medians of $581,500 and $570,000. Here $400,000 is closer to the Kingaroy unit median of $404,500 (24 unit sales, same source and period), so smaller homes, units, or properties needing work are the realistic targets.

Tidy homes at this level move quickly. Have your finance pre-approval ready before you inspect.

What does $600,000 get you?

At $600,000 you're at or just above the median in all three towns.

  • Kingaroy: $18,500 above the median. You're competing for a typical family home in the most active market.

  • Nanango: $30,000 above the median. Nanango's 32.56% growth over the year shows demand has been strong.

  • Wondai: comfortably above the median, so you're in the upper half of that market.

This is also the budget where first home buyers get the most help on duty. An established first home valued at $700,000 or less pays no transfer duty in Queensland (Queensland Revenue Office).

What does $800,000 get you?

At $800,000 you're in the top part of every town market, where the bigger and newer homes sit, along with rural residential blocks on the edges of town. On land alone, the Valuer-General put the median value of rural residential land across the South Burnett at $155,000 as at 1 October 2024, up 74.2% in three years (reported by southburnett.com.au). That's a land valuation, not a sale price, but it shows how quickly acreage has been revalued.

At this level, condition, land, and position matter more than the town median. Get a building and pest inspection, and for acreage, check water, access, and overlays before you sign.

How much stamp duty will I pay at each budget?

Transfer duty depends on whether you'll live there and whether it's your first home. These are calculated from the Queensland Revenue Office rate tables for an established home, with no foreign buyer duty:

Price

First home buyer (established home)

Owner-occupier (home concession)

Investor (general rates)

$400,000

$0

$5,250

$12,425

$600,000

$0

$12,850

$20,025

$800,000

$21,850

$21,850

$29,025

At $800,000 the first home concession no longer applies, so a first home buyer pays the same as any owner-occupier. Use the QRO estimator for your exact figure, and see my first home buyer guide for grants and new-home rules.

Which town suits my budget and lifestyle?

Price is only one part of the picture. A few honest trade-offs:

  • Kingaroy is the main service centre, with Kingaroy Hospital and by far the most house sales. You pay for that in the median.

  • Nanango sits close to Kingaroy on price after a big year of growth, and suits buyers who want a smaller town with the same services nearby.

  • Wondai costs less, but it had the slowest average days on market of the three. That can mean more room to negotiate, and a slower sale when you move on.

Visit on a weekday and a weekend, test the drive to work, and look up flood and bushfire overlays for any address you're serious about on South Burnett Regional Council's interactive mapping.

How do I make my budget go further?

  1. Get pre-approval first. Your lender's figure, not the advertised price range, is your real budget.

  2. Count every cost. Duty, legal fees, inspections, and moving.

  3. Look one town over. The $89,000 gap between the Kingaroy and Wondai medians is a fair chunk of money.

  4. Weigh condition honestly. A cheaper home that needs a roof can cost more than a dearer one that doesn't.

  5. Ask for the comparable sales. I'll show you what similar homes actually sold for.
