Moving to Kingaroy from Brisbane or the Sunshine Coast: what should I know?

Kingaroy is about 210 km north-west of Brisbane and a similar distance from the Sunshine Coast, so it works as a tree change for people who still need the city now and then, but not for a daily commute. It's the main service centre of the South Burnett, with a rebuilt public hospital and emergency department, state and Catholic schools, and the region's busiest housing market. Before you buy, check the drive, the health services you need, the school catchment, the internet at the actual address, and the flood and bushfire overlays.
I've spent most of my life locally. This is the practical rundown I'd give a friend moving up from the coast or the city.
How far is Kingaroy from Brisbane, the Sunshine Coast, and Toowoomba?

Routing estimates are cautious, and real times vary with traffic, roadworks, caravans, and where you're going in the city. Either way, this is a weekly or monthly trip. Daily is a big ask. If your job needs you in Brisbane more than a day or two a week, test the drive at peak hour before you sign a contract.
What health services are in Kingaroy?
Kingaroy Hospital, run by Darling Downs Health, was rebuilt in a $92.5 million redevelopment. The first stage opened in December 2020 with an expanded emergency department, a tele-chemotherapy unit, a day surgery unit with operating theatres, birthing suites, and new wards. The project increased patient treatment spaces from 46 to 66, with a later stage housing an expanded renal dialysis unit and more specialist outpatient services (Queensland Government ministerial statement, 3 December 2020). The completed hospital was officially opened in April 2022 (southburnett.com.au, 5 April 2022).
If you or your family need specialist care, ask which services visit, which are by telehealth, and which still mean a trip to Toowoomba or Brisbane. South Burnett Regional Council keeps a list of local GPs on its website.
What schools are in Kingaroy?
Kingaroy has state primary schools including Kingaroy State School and Taabinga State School, the secondary Kingaroy State High School, and St Mary's Catholic College, a non-state school (Queensland Government Schools Directory). Nearby towns and villages have thier own small state schools.
Before you fall for a house, check two things.
The catchment. Some state schools use enrolment management plans with catchment boundaries. Check the address against the school's catchment map.
The bus route. If you're buying acreage outside town, find out whether a school bus runs past your gate.
What is the internet like in Kingaroy?
It comes down to the exact address. The NBN connection type can differ from one street to the next, and fibre upgrade eligibility is checked address by address. Put the exact address into the nbn website's address checker before you buy, and ask the seller which plan and speed they actually get.
Larger projects are under way too. South Burnett Regional Council and Yurika, part of Energy Queensland, are building a dark fibre network worth about $7 million, with Queensland Government funding. It will run in Kingaroy and Nanango, with future stages possible for Wondai, Cherbourg, and Blackbutt, and is aimed at businesses, schools, and health providers (SBRC, 31 July 2025). It isn't a home NBN connection. It does show where infrastructure is heading.

What does it cost to live in a Kingaroy home?
The house price is only the start, and the running costs add up. For 2026-27, South Burnett Regional Council's residential rates rose 2.95%, water access and consumption charges rose 6%, and domestic refuse collection rose $13 a year. Rate notices go out in October and April, and paying within 30 days still earns a 10% discount (southburnett.com.au, 16 July 2026).
If you're renting first while you look, the median rent for a Kingaroy house was $550 a week over the 12 months to June 2026 (Your Investment Property, CoreLogic data).
How do I check flood and bushfire risk before I buy?
The seller's Form 2 disclosure doesn't have to cover flooding history (qld.gov.au). So do your own checks.
Look up the address on South Burnett Regional Council's interactive mapping. The planning scheme includes bushfire hazard (OM2) and flood hazard (OM3) overlays.
Use the Queensland Government's FloodCheck portal, which the Form 2 itself points buyers to.
Ask neighbours and the seller what they know, and listen for specifics.
Get insurance quotes before your finance and building conditions run out. A high quote tells you a fair bit on its own.
What should I do before I make an offer?
My relocation checklist:
☐ Visit on a weekday and a weekend, and drive the route to work at the time you'd actually travel
☐ Check the hospital and GP services you need, and how far the nearest specialist is
☐ Confirm the school catchment and bus route
☐ Check the NBN technology at the exact address
☐ Look up flood and bushfire overlays and get an insurance quote
☐ Book a building and pest inspection
☐ Read the Form 2 with your solicitor before you sign
☐ Work out rates, water, and running costs for that property
