Street Appeal on a Budget in Kingaroy

Most buyers see your home from the street before they ever walk through the door. Usually it's in the first listing photo, sometimes it's a slow drive past on a Sunday afternoon.

That first look sets the tone for everything after it. The good news is you don't need a landscaper or a big budget to get it right. A few weekends and a trailer run to the tip will usualy do more than you'd expect.

Start with the lawn and edges

A mown lawn with clean edges along the path and driveway makes a house look well kept. It's the cheapest fix there is.

If the grass has gone patchy over a dry spell, don't panic. Mow it, rake out the dead bits, and give it a deep water a couple of weeks before photos if you can. Neat and even beats lush and overgrown.

Pull the weeds out of the cracks in the driveway and along the fence line. Buyers notice them more than you'd think.

Clear the path to the front door

Walk from the letterbox to your front door as if you've never been there before. What do you see?

Trim back anything brushing against you on the way in. Sweep the path, clear the cobwebs from the porch, and move the bins, hoses, and kids' toys out of sight. A new doormat and a pot plant or two by the door cost very little and make the entry feel welcoming.

The letterbox, house number, and front door

These are small things that show up in nearly every front photo.

  • Straighten or repaint a tired letterbox, or replace it if it's past saving.

  • Make sure the house number is easy to read from the street.

  • Wash the front door, or give it a fresh coat of paint if it's faded.

  • Check the porch light works and the globe isn't full of bugs.

None of these jobs takes long, and together they lift the whole front of the house.

Wash it down

Dust and red dirt build up on walls, windows, gutters, and paths over time. Anyone who's lived in the South Burnett for a while knows how it settles on everything.

A good wash of the exterior, windows, and driveway can make a house look years younger in photos. If you don't own a pressure washer, you can usually hire one for a day.

Sheds, carports, and the side yard

On larger blocks around Kingaroy, buyers often look straight past the house to the shed. Give it a tidy. Sweep it out, stack what you're keeping, and take the rest to the tip or sell it.

Do the same for the side yard and carport. Old timber, spare tyres, and broken mowers make a block feel smaller and suggest more work than there really is.

What I wouldn't spend money on

You don't need new turf across the whole yard, a full repaint, or a new fence to sell well. Big jobs like those can eat into your sale without a clear return.

If something is broken or unsafe, like a loose step, a sagging gate, or a cracked path someone could trip on, fix it. Otherwise, focus on clean, tidy, and cared for.

When to start

Give yourself two to four weeks before photos. That leaves time for the lawn to recover, for paint to dry, and for a second tidy-up if the weather turns.

If you're thinking about selling in Kingaroy, Nanango, Wondai, or nearby, I'm happy to walk around the outside with you and point out the few jobs that will make the biggest difference to your photos. For the first 10 homeowners who list with me before Christmas, I'm covering the marketing out of my own pocket. Get in touch or start at sell.
