Is Kingaroy a good place to buy an investment property?
Kingaroy can work as an investment, but whether it works for you depends on the property's own numbers more than the town's headlines. Over the 12 months to June 2026, Kingaroy houses had a median price of $581,500, a median rent of $550 a week, and a gross yield of 5.15%, after prices rose 21.15% (Your Investment Property, CoreLogic data). Recent growth doesn't promise future growth, so test the cash flow, the costs, and the rules before you commit.
Below are the local figures, the Queensland costs and rental laws that affect the return, and a checklist to run on any property you're looking at.
What do Kingaroy rents and yields look like?
Measure (12 months to June 2026) | Kingaroy houses | Kingaroy units | Nanango houses | Wondai houses |
Median price | $581,500 | $404,500 | $570,000 | $492,500 |
Median weekly rent | $550 | $400 | $490 | $450 |
Gross rental yield | 5.15% | 5.76% | 5.34% | 5.15% |
12-month price growth | +21.15% | +31.54% | +32.56% | +25.48% |
Sales in 12 months | 254 | 24 | 101 | 60 |
Average days on market | 18 | 20 | 28 | 44 |

Two things stand out. Kingaroy has the deepest market of the three towns, with 254 house sales, and that matters when you eventually sell. The unit market, on the other hand, is small. Twenty-four unit sales in a year is a thin base, so treat the unit figures with care.
In 2021, 59.6% of Kingaroy homes were owner-occupied, up from 56.3% in 2016 (Census data reported by Your Investment Property). That still leaves a fair-sized rental market. It also shows owner-occupiers compete with investors for the same stock.
How do I work out the real return?
Gross yield is annual rent divided by the price, and it ignores every cost. Before you buy, run your own net figures with:
rent you can realistically achieve for that property, checked against the RTA's median rents quick finder for postcode 4610
council rates and water charges (South Burnett Regional Council residential rates rose 2.95% for 2026-27)
landlord insurance, property management, repairs, and smoke alarm servicing
loan interest, at a rate your lender actually quotes you
vacancy allowance, especially for larger or unusual homes
Then ask your accountant how depreciation and negative or positive gearing apply to you. That part isn't mine to give.
How much stamp duty does an investor pay in Queensland?
Investors don't get the home concession, so the general transfer duty rates apply. At the Kingaroy median house price of $581,500, that works out to $19,192.50 (Queensland Revenue Office rates: $17,325 plus $4.50 for each $100 over $540,000). An owner-occupier claiming the home concession on the same price would pay $12,017.50. Foreign buyers pay an extra 8% additional foreign acquirer duty.
Will I pay land tax on a Kingaroy investment?
Land tax in Queensland is based on the Valuer-General's land value. The price you paid doesn't come into it. It's assessed on all the taxable land you own at midnight on 30 June.
Individuals: land tax applies once your total taxable land is $600,000 or more (Queensland Revenue Office).
Companies and trustees: the threshold is $350,000.
Absentees and foreign companies or trusts: a 3% surcharge applies on top.
For the local picture, the median residential land value in Kingaroy was $90,000 at the 1 October 2024 valuation date (Valuer-General, reported by southburnett.com.au). For an individual, one typical Kingaroy house block on its own is well under the threshold. Your other Queensland holdings count too, though, so check your total with the QRO estimator. Your own home is usually exempt.
What rental rules apply to a Queensland investment property?
Queensland's rental laws have changed several times since 2023. The main ones for a new landlord:
Rent increases. Rent can't be increased within 12 months of the last increase, and that limit attaches to the property, not the tenant. A new owner inherits the date (RTA). For a general tenancy you must give at least two months' written notice.
Minimum housing standards. All rental properties must be weatherproof, structurally sound, in good repair, free of vermin, damp, and mould (unless caused by the tenant), with working locks and adequate plumbing (RTA). You can't raise the rent to recover the cost of meeting these standards.
Smoke alarms. The landlord must test and clean each smoke alarm within 30 days before a tenancy starts (Queensland Fire Department).
Tenanted purchases. If you buy with a tenant in place, the Form 2 tells you the date of the last rent increase if the property was let in the past 12 months. Read it before you set your budget.
What are the risks of investing in Kingaroy?
Prices have risen fast. Growth of 21.15% in a year is unusual. Markets can flatten or fall, and regional markets can move sharply either way.
A smaller buyer pool. When you sell, fewer buyers means pricing matters more. Wondai's 44-day average shows how a thinner market behaves.
Property-specific cash flow. Older homes can carry higher maintenance. Acreage can carry water, fencing, and access costs most tenants won't pay for.
Local employment. Rental demand depends on local jobs and services. It's worth checking before you assume you'll get the median rent.
